You are almost there! Just a few more housekeeping items to tend to before Closing Day:

Final Walk-Through

This is an opportunity you to view the property a few days before closing to verify that all is in working order, everything is the same as when you last viewed the property, that there are no extra items left behind, and that everything included in your purchase is still at the property.

Be Prepared

Make sure that you put all items required for closing (i.e. DL, funds to close, etc) are in one place. For a comprehensive list of items needed to close, please contact your title company for details.

If you are bringing funds to the transaction, you can elect to either have the funds wired electronically into the closing agent’s escrow account, or bring a certified bank check to the closing in the amount specified on the settlement statement.

Closing

When all of the conditions of the purchase agreement have been met, you will sign your loan documents and closing papers.The closing agent will furnish all parties involved with a settlement statement, which summarizes and details the financial transactions enacted in the process. You and the seller(s) will sign this statement, as well as the closing agent, certifying its accuracy. If you are obtaining financing, you will have to sign all pertinent documentation required by the lending institution.

You will deposit the balance of your down payment and closing costs into escrow and your lender will deposit the balance of the purchase price. The deed will then be recorded at the County Recorder’s office and you will take ownership of your new home!
